The town hall offers daily processions from Palm Sunday to Easter Sunday (except Saturday). Properties for sale and properties for rent vary slightly with the documentation required, to list your property in accordance to Spanish law, Marbella Unique Properties requires copies of the following documentation:

For properties for sale:

  • Owner ID
  • Nota Simple or Escritura (Title Deeds)
  • Energy Efficiency Certificate
  • Annual property bills: IBI, Basura and Community Fees

For Long term rental properties:

  • Owner ID
  • Nota Simple or Escritura (Title Deeds)
  • Energy Efficiency Certificate

For Short term rental properties:

  • Owner ID
  • Nota Simple or Escritura (Title Deeds)
  • Energy Efficiency Certificate
  • Registration reference of the property with the Junta de Andalucía for the new short term rental law

Preparing the property for viewings is as important as having all the paperwork in order, if you are a client looking to either buy or rent you would want to walk into the property and feel at home.

Here are a few basic tips for an owner when preparing the property for a viewing to make sure it stands out from the rest:

  • Make sure all the lights are on and blinds up – even though the property can have a lot of natural light this makes the home more inviting.
  • Make sure the property is as clean and tidy as possible.
  • Tidy the garden by placing sun beds and dining chairs in strategic areas to present the garden well.
  • To give that homely sensation, a good idea is to make a coffee and or use scented candles to perfume the property.
  • Prepare the bathrooms, for example arrange the towels, hand the bath curtains correctly, removing bottles and makeup bags and placing them in cupboards enables the bathroom to give a sense of space and relaxation.
  • Ambient music is a great idea; this touches another of the clients’ senses.
